One University in Fairfax is First RAD Property to be Demolished & Redeveloped

Virginia Housing participated in the groundbreaking of a new affordable housing development across from George Mason University in Fairfax. One University is the redevelopment of Robinson Square, an aging public housing community owned by Fairfax County Redevelopment and Housing Authority (FCRHA) and previously funded by HUD’s Rental Assistance Demonstration (RAD) program. The new complex will feature 120 multifamily apartments, 120 senior independent living apartments, 333 units of student housing and meeting space for the FCRHA. Both the senior and family portions are projected to be completed by summer of 2024. The project also marks the first time that a HUD RAD property has been demolished and redeveloped. The income eligibility criteria will stay the same as before, serving families earning up to 60% of the area’s median income, and former tenants of Robinson Square have the right to return upon completion. Virginia Housing worked with FCHRA and SCG Development to secure 4% and 9% federal Housing Tax Credits across the two buildings.

“The One University project is a milestone for the RAD program and a showcase of how this transformation will provide next-generation housing options for people at all stages of life,” said Phil Cunningham, Tax Credit Allocation Officer with Virginia Housing.
